They provide homeowners with extra income opportunities and address housing needs within communities. Whether for aging parents, adult children, or rental income, ADUs offer practical solutions. In California, there is no minimum lot size requirement. According to Government Code 65852.2, subsection (a)(1)(B)(i), local government agencies are prohibited from considering lot size as a factor for project denial/approval.

Yes. State law allows the construction of a detached new construction statewide exemption ADU to be combined with a JADU within a residential or mixed use zoning area. 

The State Guidelines is as follows:

  • Detached ADUs: Up to 1,200/sqft for 2+ bedrooms, otherwise 800/sqft for 2 bedrooms or less.

  • Attached ADUs: Limited to 50% of the primary residence square footage

  • JADUs: 500/sqft or less.

However, local government agencies can enforce otherwise. Consultant with our team or your local planning department for the exact ADU size limitations.

Each accessory dwelling unit (ADU) requires one parking space, with tandem parking permitted. When converting your garage or carport, there's no obligation to replace parking. However, exemptions exist where parking need not be provided:

 

- Within a 0.5-mile radius of public transportation (bus, train)
- In a designated historic district
- When converting part of the main house or existing structure
- When the owner provides street-parking permits
- When car-sharing options are available within a one-block radius.

Construction costs for ADU's can vary significantly, with the different types of ADU's. New construction being more expensive than a conversion.

These conservative estimates accommodate unique designs, unforeseen changes, ensuring a smooth, stress-free process. Numerous factors come into play when estimating the time it takes to build an Accessory Dwelling Unit (ADU). These factors include the availability of contractors, access to materials, coordination with city inspections, and the size of the ADU being constructed. Here's a breakdown of the estimated timelines for different types of ADUs:

  • Conversion: 3 to 6 months

  • Attached: 6 to 9 months

  • Detached: 9 to 12 months
